4 Signs Your Roofing System Is On Its Way Out

Even a luxurious building can require maintenance, sometimes even more so, with more expense and more in-depth repairs than a standard residential home. In larger and more historical homes, a roof repair and restoration can be a very large project to take on, and an extensive investment to make.

This means it’s important to know when the right time for such an investment is, and how to extend its shelf life to the maximum degree. To do that, of course, we need to know the signs of basic cosmetic damage, or more structural elements. We also need to know when a brand new roof is required, covering all bases and futureproofing the household for decades.

This will depend on the roofing material of course. A thatched roof, well done, can sometimes last for twenty years. Metal roofs can last for even longer. But before you decide on a new material or contact the best roofing repair service, be sure to consider the following signs you need one:

Broken Roof Tiles & Debris

You can take a walk around your home’s exterior and look for any broken roof tiles or pieces of shingles on the ground. Finding those is a sure sign that your roof is in bad shape or has been damaged by intense weather, such as high winds and snow. They can expose the underlayment to the elements too, making it easier for water to seep in and cause bigger problems, which is a clear signal that cosmetic repairs, at least, need to be made. Spotting the debris should also be a sign you need an inspection, even if the fix turns out to be quite simple.

Howling & Heat Dissipation

One of the more subtle signs of a failing roof is when you can hear wind howling inside your house. That sound usually means there are little gaps or cracks in the roofing materials, and you can certainly tell something’s wrong if you feel a persistent draft or if rooms feel cold even when the heat is running. This is a sign of heat dissipating through a damaged roof and shows the home isn’t holding warmth the way it should be. It’s a clear indicator that the roof isn’t doing its job, and needs your investment to fix any holes, leaks or insulation issues.

Pest Access

You’ll want to check for any small holes or gaps along the roofline or in the attic as you conduct the rest of these repairs, because these little openings are like an open door for all kinds of pests, from squirrels and raccoons to smaller critters. In some cases, like with bats, they may be protected and you may have limited options to remove them. Once they get inside, they can cause a lot of damage to your insulation and wiring, and they won’t offer to pay rent either. Having a pest problem in the attic is a definite sign that your roof isn’t sealed properly and needs a professional to come and take a look, as it’ll only become more intensive and damaging over time.
